BUYERS NEEDS
The market was crazy and I educated my client with the stats of the neighborhoods and he was well aware of what he had to do to get into a home. My client was selling a property in California and was going to have a huge profit and he wanted to put some money into a home here in San Antonio, TX. With the values going up so much in San Antonio, he knew that he was going to have to go above list price.
THE SEARCH
We looked at a few homes and I realized that he was looking for a certain home. I looked and researched homes and found this older Lennar home but it was in great condition and had a very cozy floor plan. There were several offers already coming in on this home. My client was going to do cash but cash at the time was not only the winning factor, Terms on the contract were being looked at more closely.
THE "ONE"
We did a combination of cash above list and paid some of the sellers' costs along with closing within 2 weeks. My client won the deal and he was so happy with his home and is currently updating it so nicely.
