San Antonio Home Purchased With Seller Contributing 8k In Closing Costs!
These buyers were looking to move up to a bigger home with enough yard to put in a pool. They wanted at least 4 bedrooms and to stay in a certain school district. They were set on trying to stay under $300K if possible. So I aimed at showing them homes that would stay in their budget.
My buyers were looking for that perfect home to grow in. We had been searching for homes for a while for over 4 months. Being in the middle of a pandemic like Covid. It was hard to show homes. The market was so competitive and many homes were flying off the shelves. I narrowed it down to the area, school district, neighborhood and then the price range.
I had set up a showing for this home and the moment my buyers drove into the neighborhood they loved it. When we got to this home, it seemed that it fit all the boxes except for the pool but the yard was big enough so they could put in a pool after they moved in. They loved the kitchen and the layout. There were other offers already in place so we offered above list price of course because the market was so competitive. I asked my buyer to draw up a letter to the seller on why they wanted the home. The letter was amazing. They got the deal and closed. Offer was $270,000 and I was able to get her up to $8000 in closing cost. We closed in 13 days.
