San Antonio Historic Home Sells 10k Above Asking Price
MARKETING PROCESS
I initially met with the sellers to go over a plan to put the home on the market and the pricing. The seller expressed to me he had a tenant in the home and did not want her to move until we had a contract. I made an appointment to preview the home and the tenant allowed us to come by. After previewing, the seller and I came up with a plan to arrange showings. After much discussion, the plan was to have 1 day out of the week (Saturday) to have the home open for 4 hours and allow agents to show their clients. I priced the home at $140,000, the market was competitive and this home was in a great area with historic potential. The home needed work and was a fixer upper, but as I mentioned the area was up and coming and was on the brink of being considered historical so the potential for an investor to offer above the list price was possible.
RESULTS
The home was listed one week before I advertised the 1 day opening to all agents and also listed on all social media platforms. We had over 8 offers and negotiated an offer that was 10k over list price! The special deal with this contract was that the buyer waived their appraisal contingency and also had a back up plan to go cash if financing did not work because of the home's condition. The buyer's financing was approved and we were able to close successfully!
