San Antonio Far Westside Home Sells 10k Above Asking Price
MARKETING PROCESS
I had the seller do a home inspection prior to hitting the market and gave some upgrade ideas to update the home. I worked with him on timing to get the home prepared. I also referred a license contractor who was affordable but did quality work. I previewed the home several times to make sure the presentation was right for the price I wanted to list it at. I hired a professional photographer and also sent out notices to 100 of the neighboring homes letting them know of the new listing hitting the market. The home was also advertised on several social media platforms along with Realtor.com. An open house was held shortly after hitting the market with professional signage and flags to attract buyers.
RESULTS
Listed the home for $240,000. I felt confident with the current market situation that we could get a strong offer. Originally the first 5 days we had 6 offers, but nothing was solid. I told my client to wait for a strong offer. We will have potential buyer's circle back because the lack of inventory will bring buyer's back and more solid buyer's. It was a little of a gamble but I felt confident we would get $240,000 or more and we did!
