This Market was tough, my client did not want to pay over list price to buy a home. He had great credit and a good sizable down payment, but was not a fan at all of going way above list price.
The first few homes we saw and put offers on, he lost to other buyers that put several thousand above list and he was discouraged and tried to work within his means of offers. By the 3rd home, we started to look at homes that needed a little work and that had come back on the market and he knew he could fix up. After a few homes later, I sent him a home that had just come back on the market and needed work. It looked worse than what was really going on, but the neighborhood had potential and it was established and gated.
After putting in an offer he knew he did not want to lose this one and so he decided to go a few thousand over, not much but a few to sweeten the deal. Luckily for me the comps in the area did point out that the home may appraise at the price we offered so he wouldn't have to come up with very much more out of pocket. The home did appraise for the price we offered and he was happy! He is so very happy with this home choice he made.
