San Antonio Home Sells 13k Above Asking Price!
MARKETING PROCESS
These were past clients who bought this home from me. They lived out of state and needed to get this home on the market to sell. Waiting for their friend to get out of the home took some time but at the same time they were able to use that time to get more value on the home. Once the friend was out, the first thing was to get the home ready and with the owners being out of town I had to make arrangements for a cleaner to get in and clean the home and had a lawn company come in to clean up the yard. When I initially priced the home we were talking about $200K and when we actually put the home on the market I listed it at $215,000. I explained to my client that listing it slightly under $220,000 would bring many buyers and create this frenzy of competition and thus get more for the home.
RESULTS
It worked! We received so many offers on this home and some were low but more than half were above list. The offer that won the deal was strong and reasonable as my client wanted a solid offer with a strong buyer who was looking to stay in the deal and not nickel and dime the seller. They closed and funded and were ecstatic with the money they made in such a few years of living in the home.
